Almost nobody searches for this using the word fascia. People search for rotted wood behind the gutter, because that is what they are looking at: a board that has gone soft, dark and slightly swollen, usually where the gutter meets it. That board is the fascia, and it is the single most common piece of exterior wood rot on a house in this county.

Why it is always that board. A gutter is a trough of standing water bolted to a piece of wood. When it is clean and correctly pitched, water goes in the top and out the downspout and the wood behind it stays dry. When it fills with pine needles and sweetgum balls, water backs up over the inside lip and runs down the back of the gutter, directly onto the face of the board, in the one place where nothing can dry because the gutter is in the way. That is why the rot is behind the gutter rather than below it, and why you cannot see it from the driveway.

How far it runs. Further than the wet patch looks. By the time the paint has broken and the surface is soft, water has been tracking along the grain for a season or two, so the sound wood usually starts a foot or more past the obvious damage. A crew cutting back to good material is not padding the job; a splice into soft wood fails inside a year.

What it costs in Woodstock. A single run behind one gutter, with the gutter taken off, the board replaced and the gutter rehung, typically lands between six hundred and twelve hundred dollars. The variables are height, how much of the run has to come off to reach sound wood, and whether the rot has reached the framing behind the board rather than stopping at the trim. The full breakdown is on the cost guide.

The part people skip. Replacing the wood without fixing what wet it is buying the same repair again in five years. Two things matter: the gutter needs rehanging to a real fall so it drains rather than holds, and there should be a gutter apron, a strip of metal that runs from under the shingles into the gutter, so roof water cannot get behind it at all. Both are cheap while the gutter is already down and expensive as a second visit.

How to check yours without guessing. Stand under the gutter line after rain and look for staining running down the fascia rather than clean board. Look along the run for any sag, because a gutter drooping in the middle is usually hanging on wood that has stopped holding a screw. And from a ladder, push a screwdriver into the board just behind the gutter lip. If it goes in, that is your answer.

Common questions

Is the rotted wood behind my gutter the same thing as fascia?

Yes. Fascia is the trade word for the board running along the lower edge of the roof, which is the board your gutter is screwed to. If someone quotes you for fascia repair and you asked about rotted wood behind the gutter, you are both talking about the same piece of wood.

How do I measure my roofline to get a rough price?

Measure along the ground below each run of gutter and add the runs together, which is close enough for an estimate. A typical single-story Woodstock house has roughly 120 to 150 linear feet of fascia, and a two-story with dormers runs 180 to 250. You only need to measure the sections that have actually failed, not the whole house.

Why does fascia rot so quickly in this part of Cherokee County?

Because the subdivisions were cut out of standing loblolly pine and the builders left as many trees as the plans allowed. Pine needles mat in the gutters rather than washing through, the standing water rises above the back lip, and it spills down the strip of fascia hidden behind the gutter, which is the one part of the board that never gets repainted. Heavy tree cover also keeps the roofline from drying between storms.

My house was built in the nineties. What is my trim made of?

Almost certainly hardboard, which was the standard exterior trim across the southeast from around 1985 to 2000 and covers most of the Towne Lake area. It is compressed wood fiber with a factory primer. It fails by swelling and delaminating at the bottom edge and at butt joints once the paint film cracks, which looks quite different from the way real wood rots.
